The Florida Month to Month Rental Agreement Template can be quite useful for Florida residents who are sharing a leased property. This type of agreement gives quite a bit of freedom to both the landlord and tenant. This is opposed to a fixed term lease in which a tenant agrees to rent a residential space for a very definitive time period. In such a case, both parties will have quite a difficult, if not impossible, time attempting to leave in mid-term (such an act would be considered a breach of contract and may be accompanied by some very stiff penalties.) A month-to-month however will afford the flexibility to both parties should they wish to terminate the situation. Of course, certain considerations must be made (in this case, a notice of termination must be issued from the departing party to the other). During the lifetime of the lease, both parties may expect the agreement to automatically renew at the end of each month (if a notice has NOT been issued). Additionally, each party must act according to their respective roles. That is a landlord must provide a space that obeys all residential lease laws that apply while a tenant must refrain from causing a disturbance on the property and pay their rent on time.

How to Write
Step 1 – Enter the day, month, and year of the lease agreement in the first three available spaces at the top of the page. Then enter the full name of the landlord, the address being leased, and the full name of the tenant.
Step 2 – In “Term,” enter the date the lease shall naturally expire.
Step 3 – In “Rent,” enter the monthly rent amount the tenant must pay in the first paragraph. Then, in the next paragraph, place a checkmark next to the acceptablsv-servis24.ru of rent payment (the choices will be personal check, money order, and cashier’s check. There will be a blank space and a space for other). This paragraph will also require the name and address of the individual who must receive the rent for this property.
Step 4 – In “Security Deposit,” enter the dollar amount the landlord must receive from the tenant so that the lease may be entered. This will require further definition in the next paragraph as the financial institution holding the security deposit must be named. This section will continue to the following page where the method a landlord may use to secure monies for damages will be defined.
Step 5 – Both the landlord and the tenant will need to initial the bottom of this page.
Step 6 – In “Use of Premises,” enter the names of the family members (defined as “immediate family member”) that will be living with the tenant.
Step 7 – Both the tenant and the landlord must initial the bottom of this page.
Step 8 – In “Tenant’s Hold Over,” shall define the event of both parties deciding to continue the arrangement in some way after the expiration date of this contract. The rent amount must be defined in this case here even if it does not change.
Step 9 – In “Animals,” enter the maximum number of pets a tenant may bring. This too should be written out and entered numerically. Following this, the pet deposit should be entered.
Step 10 – In “Late Charge,” enter the late fee amount a tenant must pay if he or she is late with the rent.
Step 11 – Both the Tenant and Landlord (or representative) must initial the bottom of this page. This applies to the following page, which is mainly disclosures. Make sure to read this carefully.
Step 12 – In “Notice,” both the landlord and tenant must provide the name and address of where they may receive a notice from the other party concerning their agreement or the property this contract concerns itself with.
Step 13 – In “Additional Provisions: Disclosures,” enter any additional information that the tenant (or landlord) must be made aware of before agreeing to enter the contract.
Step 14 – The final area of this contract will be at the bottom of the last page. Here the landlord(s) and tenant(s) must sign and print their names to provide a binding effect. In addition at the bottom of this page the tenant and landlord must provide their initials.
