The Idaho Month to Month Rental Agreement Template provides a standard contract document that a landlord and tenant may enter by signing. This type of agreement is one of the most popular themes of a landlord-tenant arrangement. This is because of the amount of freedom each of these parties are afforded while still enjoying the security that comes with a written contract and the protection landlord-tenant laws. After all, such laws were set in motion for a reason. Usually, it is simply to make sure that both a landlord and tenant will have their interests safeguarded in a way that prevents a situation from being detrimental to their finances or safety.

The freedom, mentioned earlier, of this agreement is sourced in the right each party retains to cancel or terminate their rental agreement at their discretion. This can be quite a boon to everyone from students to military personnel. More often than not, affixed term lease will not release either party save for extreme circumstances (i.e. one party assaults the other). By contrast, a month-to-month agreement will only need the basic move-out rules and laws followed. The State of Idaho will allow one party to terminate the contract so long as thirty days’ notice is given to the remaining party and laws involving security deposits are observed.

How to Write

Step 1 – On the first blank space enter the full name of the landlord.

Step 2 – On the second blank space enter the full name of the tenant.

Step 3 – On the third blank space enter the date of the agreement.

Step 4 – On the first blank line in “Premises,” enter the street address of the property being rented.

Sep 5 – On the second blank line in “Premises,” enter the city of the property being rented.

Step 6 – On the blank line in “Lease Term,” enter the date the lease shall commence.

Step 7 – On the first and second blank lines in “Lease Payments,” enter the rent amount that must be paid each month.

Step 8 – On the third and fourth blank lines in “Lease Payments,” enter the numerical equivalent of the month the first payment will be due and the year respectively.

Step 9 – On the first blank line of “Late Charges,” enter the calendar day of the month the rent shall be due.

Step 10 – On the second blank line in “Late Charges,” enter the last calendar day of the month the rent may be paid before considering the tenant to be ‘late’ in their rent payment that month.

Step 11 – On the third blank line in “Late Charges,” enter the dollar amount that shall be charged to the tenant for every day he or she is late with the rent.

Step 12 – On the fourth blank line in “Late Charges,” enter the calendar day of the month where the tenant will be considered to have broken the agreement if he or she has not paid his/her rent by.

Step 13 – On the blank line in “Insufficient Funds,” enter the dollar amount which shall be charged to the tenant for every check submitted as rent payment that has been denied due to insufficient funds.

Step 14 – On the blank line in “Defaults,” enter the number of days a tenant will have to rectify default of the lease.

Step 15 – On the blank line in “Occupants,” enter the maximum number of people who may reside on the property with the tenant without landlord consent.

Step 16 – In “Utilities and Services,” place a checkmark next to all the items that shall be paid for and provided by the landlord during the lifespan of this contract. There will be a blank space available for additional items not mentioned. Any items not represented here shall not be part of the lease.

Step 17 – On the blank line in “Pets,” enter the security deposit amount that a tenant must surrender for the duration of this lease if they have pets.

Step 18 – On the first and second blank lines in “Abandonment,” enter the number of consecutive days where a tenant has been missing with no explanation after paying the rent and if the rent has not been paid (respectively) that allows a landlord to assume the tenant has moved out without informing any concerned party.

Step 19 – On the blank line in “Display of Signs,” enter the number of days before the termination/move out date where a landlord may advertise and show the rental property to interested prospective candidates.

Step 20 – On the first blank line in “Noise,” enter the earliest time of the morning where a tenant may move furniture in or out of the domicile.

Step 21 – On the second blank line in “Noise,” enter the latest time of day where a tenant may move furniture in or out of the domicile.

Step 22 – In the “Parking” section check the first box if the tenant will have a parking space made available to his/her household. If so, the first blank line will require the location of the parking spot while the third will require the number of vehicles that may park there. If the no parking is available, check the second box of this paragraph.

Step 23 – In the “Balconies” section indicate whether the leaseholder may use the balcony for the purpose of storage, drying, clothes, cleaning rugs and grilling. If not, then check the second box.

Step 24 – The end of this document will require the landlord to sign and print his/her name on the first two lines.

Step 25 – The last lines of this document will require the tenant(s) to sign and print their names in the spaces provided. There will be enough room for two tenants to do this.
