The Nebraska Standard Lease Agreement Template is the contract form often used to keep track of a rental agreement between a Landlord and a Tenant during a specific time period. Such agreements are usually set in writing as both a precaution and a reference for the signature parties involved. While there will be several standard sections, disclosures, and conditions set forth here, there will also be several opportunities to cater the document to the individual needs of both parties and the property itself. Furthermore, there will be an opportunity to attach the necessary legal disclosures and any additional terms and conditions the law and the signature parties require as part of this agreement. Once the negotiable information in this contract has been set into the spaces provided and any additional paperwork attached, all participating parties (especially the Landlord and the Tenant) will be expected to provide a signature. This will bind each one to the provisions assigned their respective roles in this contract. Thus, if this lease is for a significant amount of time or if any terms are not full comprehended then, it would be wise to consult an attorney before providing a binding signature.
How to Write
Step 1 – Enter the Landlord’s name on the first blank space, the Tenant’s name on the second blank space, and the Date of this agreement on the third blank space.
Step 2- In the “Premises” paragraph report the full address of the property being leased (Street Address, Unit Number, City, State, Zip Code).
Step 3 – In the “Lease Term” paragraph fill in the first space with the first day this lease shall go into effect and having binding power over the signature parties. In the second space enter the final day this lease will be considered to be in effect.
Step 4 – In the “Late Charges” paragraph define how many days past the due date where unpaid rent would be considered late on the first space available. Then after the dollar sign fill in the late charge the Tenant must pay in addition to the rent.
Step 5 – In the “Insufficient Funds” paragraph, enter the dollar amount the Tenant must pay for each bounced check submitted as a rent payment.
Step 6 – In the “Security Deposit” paragraph report the security deposit the Tenant must submit which will be returned whole if the lease terminates without any Tenant caused damage to the property.
Step 7 – In the “Occupants” paragraph, define how many individuals may live with the Tenant.
Step 8 – In the “Utilities and Services” paragraph list all the utilities and services provided to the premises by the Landlord or simply write in the word “none.”
Step 9 – In the “Holdover” paragraph, enter the dollar amount to be paid each month if the Tenant remains on the property after the termination of this lease.
Step 10 – In the “Abandonment” paragraph, define how many consecutive days the Tenant may be missing, without explanation, from the property before the Landlord would consider the agreement and property abandoned by the Tenant.
Step 11 – In the “Extended Absences,” paragraph report the number of consecutive days the Tenant may be missing before needing a notice from the Tenant regarding this absence.
Step 12 – In the “Parking” paragraph, define how many parking spaces the Tenant will be allotted. If none will be allotted to the Tenant, enter the number “0.”
Step 13 – In the “Keys” paragraph, define how many keys to enter the property the Tenant will be given on the first available blank space, the number of mailbox keys the Tenant will be given in the second blank space, and the amount the Tenant will be charged if all the keys are not returned on the third blank space.
Step 14 – In the “Additional Terms & Conditions” section, report any additional agreements made between the Landlord and Tenant that must be considered part of this lease on the blank lines provided.
Step 15 – Finally the Landlord and all Tenants must sign and print their names at the bottom to verify their agreement on the terms and conditions in this contract and their willingness to adhere to it.
