The New Jersey Standard Residential Lease Agreement is a form that is a less complicated residential agreement for use between landlord and tenant. Although the form may be a basic form, all landlord/tenant’s right remain in place and it’s still enforceable by New Jersey state laws. The form should be properly completed and reviewed by both parties prior to provision of signatures. If either party is uncertain of what exactly the language means, in any section of this document, you may with to consult with a knowledgeable attorney.

How To Write

Step 1 – Download the form and begin by dating the agreement in dd/mm/yyyy format

  • Enter Landlord’s Name
  • Enter Tenant’s Name

Step 2 – Witnesseth – Enter the following:

  • Name of the county where the property is situated
  • Enter the complete address (Premises)

Step 3 – Term – Enter the following:

  • Specify the number of months or years for which the tenant would like to remain on the property
  • The beginning date of lease
  • The ending date of the lease ending at 12:00 AM on that date

Step 4 – Rent – Enter:

  • The sum of the monthly rent agreed upon by landlord and tenant
  • Provide the day of the month that rent is due each month
  • The first and last month’s rent amount

Step 5 – Security Deposit –

  • To be paid upon execution of the agreement in the amount agreed between landlord and tenant to be used to correct any damages incurred while the tenant occupies the premises.
  • The tenant should carefully review the next two paragraphs for their protection and understanding, prior to providing signature to the agreement.

Step 6 – Use of Premises –

  • The premises is to be occupied by the tenant and immediate family
  • List any others who shall occupy the premises

Step 7 – Titled Sections – Tenant and Landlord should very carefully review the following information. If at any point you are unsure of what you’re signing, it may be best to consult with a qualified attorney prior to providing your signature(s)
