The Ohio Standard Residential Lease Agreement is a legal document or contract, that is written between a Lessor and a Lessee as a binding contract made between a Lessor and a Lessee also known as a landlord and tenant. The agreement allows the tenant the right to use the premises from the beginning to the end of the term of the lease in exchange for rental payments that will be outlined and enforced in the agreement. The lease will outline all of the rules, regulations, laws and responsibilities that both the landlord and tenant must abide by to remain in compliance. The tenant(s) should take the time to carefully review the agreement and all of it’s requirement and sections so that they will be aware of the document they are signing. If the tenant is unsure of what the terms mean, they may consider a consult with an attorney to clarify.

How To Write

Step 1 – Begin by downloading the document and providing the following information in the fields provided:

  • Provide the date in which the agreement is being entered into in dd/mm/yyyy format
  • Enter the name of the landlord
  • Enter the name of the tenant(s)
  • Enter the county where the property is located in the state of Ohio

Step 2 – Term – Enter:

  • The amount of months of the agreement
  • Enter the beginning date in mm/dd/yyyy format
  • Enter the expiration date of the agreement in mm/dd/yyyy format

Step 3 – Rent – Enter the following:

  • Enter the sum of the rent for the entire term of the agreement
  • Provide the date, each month, in which the rental payment is due
  • Enter the equal installment amounts (monthly rent payments)
  • Enter the date of the first installment
  • Enter the date of the second installment
  • Landlord must list all of the following utilities and services, in the lines provided, that will be paid for by the landlord (if any)

Step 4 – Damage Deposit (Security Deposit) –

  • Enter the amount of the damage deposit to be paid to the landlord on the date of execution of the lease
  • Tenant should carefully review the remainder of this section

Step 5 – Use of Premises –

  • Landlord must enter the names of the tenant(s) who will be instructed to use the premises only as a private family dwelling
  • The tenant should read this section very carefully so that they understand what the premises is to be and not to be used for

Step 6 – Titled Sections – The tenant(s) should carefully read all titled sections of this agreement as follows:

  • Condition of Premises
  • Assignment and Subletting
  • Alterations and Improvements
  • Non- Delivery of Possessions
  • Hazardous Materials
  • Utilities
  • Maintenance and Repair Rules (A through J)
  • Damage to Premises
  • Inspection of Premises
  • Subordination of Lease
  • Tenant’s Holdover (landlord must enter the rent owing per month in the event the landlord provides consent for holdover of the premises)
  • Surrender of Premises
  • Animals (landlord must enter the number of animals allowed to be kept and the amount of the pet deposit for each of which is non-refundable and to be used for the purpose of cleaning the floors after the tenants vacate the property)
  • Quiet Enjoyment
  • Indemnification

  • Late Charge (landlord must enter the amount of the late fee that will be added after the rent is late 3 days – also enter the amount that will be charged to the tenant(s) upon receipt of a returned check for insufficient funds)

Step 7 – Signatures as follows:
